Your holiday begins the moment you book with us. We kindly ask every Guest to respect our House rules and enjoy a pleasant stay in harmony with others.
✨ CANCELLATION POLICY – FLEXIBILITY & CLARITY
To confirm your booking, we ask for a deposit of 30% of the total stay, payable within 2 days after receiving our confirmation.
Life can be unpredictable, and we understand plans may change. Here’s how we support you:
- Up to 30 days before arrival → your deposit (30%) will become a voucher, valid for another stay within one year.
- 30 to 14 days before arrival → we will keep the full deposit.
- 14 to 7 days before arrival → 50% of the total stay will be charged.
- 7 days before arrival until the arrival day → 70% of the total stay will be charged.
- No-show → 100% of the total stay will be charged.
- Late arrival or early departure → 100% of unused nights will be charged.
📌 Please note: according to Italian law, the right of withdrawal does not apply to accommodation bookings. These rules also apply in cases of unforeseen events.
Your deposit confirms acceptance of these conditions, and cancellations must always be in writing.

GENERAL TERMS OF STAY
Payment Methods
We accept the following payment options:
- Cash (up to €4,999.00)
- Bank cheques (to be notified upon arrival)
- Bank transfer
- Debit and credit cards (Visa, Mastercard, Eurocard, Postepay)
Please note: The local tourist tax of €2.00 per person per night (up to 10 nights, for guests aged 14 and above) is not included and must be paid in cash, even if the stay is paid with card or debit.
Discounts & Supplements
- All agreed rates include VAT.
- Meals not consumed on arrival or departure day will not be refunded, but can be replaced with a packed lunch.
- Full board supplement: €16.00 per person/day for lunch.
- Single use of double or single rooms may incur a daily supplement.
- B&B reduction: €10.00 per person/day off the standard rate, proportionally adjusted for discounted rates.
- Current offers and discounts cannot be combined.
Pet Policy
Each large or small dog will have a supplement of € 10.00 per day and in any case is not allowed in the restaurant areas and is not allowed in the internal or external common areas (terrace, garden and swimming pool included). It is MANDATORY to collect the needy even if in the meadows that are around the hotel and in the village. Any damage caused will be charged in addition to the room cost already agreed. They are not allowed in all types of rooms. Contact the property first.
